Can foreigners buy property in Türkiye?

Nationals of many countries can acquire property in Türkiye. The limits attach to the property rather than the person: military security zones, districts where sales to foreigners have been closed, and a per-person area cap. These checks belong before the deposit, not after.

How long does a purchase take?

The transfer at the land registry happens in a single day once the parties are ready and the file is complete. What sets the timeline is not the registry appointment but the checks before it: the valuation report required for foreign buyers, confirmation of zoning and occupancy status, and clearing any annotations or attachments on the title. Those are measured in weeks — and skipping them is what sends people home from the registry empty-handed.

What risks show up in the land registry?

Most commonly: a mortgage or attachment annotation, construction servitude never converted to condominium title, a building without an occupancy permit, extra floors added against the zoning plan, and a seller's power of attorney that does not actually cover the sale. All of these are visible in advance from the registry record and the municipal file.

Can I sell without coming to Türkiye?

Yes. With a properly drawn sale power of attorney issued at your nearest Turkish consulate we can complete the transfer at the land registry. We draft the wording — a power of attorney with insufficient authority is refused at the counter.
